Two weeks since the last update, and the facility expansion machine is running at full speed. Back Nine has crossed 212 open locations with 317 more in the pipeline. A new premium lounge chain — Golf Lounge 18 — opened its 11th venue in Connecticut. A small independent is opening in coastal North Carolina. And a Rhode Island operator expanded from one bay to two.

The dominant story of 2026 is no longer debatable. The semi-passive, unmanned, membership-driven model is winning. The premium full-service model is winning for the brands that have the operational infrastructure to support it. The middle — staffed mid-market sim bars with no clear differentiator — is getting squeezed from both sides.

Back Nine Golf: 212 Open, 317 in Pipeline

Back Nine’s franchise site now reads “over 212 locations open and operating, and 317 more locations coming soon.” That is 529 total units in some stage of development, up from roughly 160 open and 300 in the pipeline at the start of July. The brand is opening approximately 20 locations per month and selling franchise territories faster than they can build them.

The July 13 news: Back Nine has leased a 3,000-square-foot space at the Hershey Square shopping center in Derry Township, Pennsylvania. The location at 1164 Mae Street, Suite 11, sits between the state liquor store and Mattress Firm. The franchisee hopes to open by October. This is Back Nine’s third Pennsylvania location after York Township (opened January 2026) and Lancaster-Rockvale (opened May 2026).

The Hershey Square location is textbook Back Nine real estate. Strip mall infill. 3,000 square feet — the sweet spot for their model. Near a major tourist destination (Hersheypark) but not in the tourist district itself. The 24/7 automated model means the franchisee can serve the local residential market year-round while capturing tourist traffic during peak season without needing to staff for it.

The York Township location opened in January with Full Swing version 2.0 simulators featuring tri-tracking and three cameras. The Lancaster-Rockvale location opened in May at The Shops @Rockvale, a $100 million redevelopment project. Pennsylvania is rapidly becoming a Back Nine stronghold.

The SBA data tells you why this model works for lenders. Back Nine has 107 SBA loans with a zero percent charge-off rate. Average loan size: $304,000. Average interest rate: 9.81 percent. No defaults. No failures. That is the kind of data that makes a bank underwriter happy.

Golf Lounge 18 Opens 11th Venue in Stamford, Connecticut

Golf Lounge 18 opened its 11th location at Atlantic Station in Stamford, Connecticut on July 13. The 7,700-square-foot venue features 11 Trackman simulator bays, a full bar, and a restaurant. It is located at 355 Atlantic Street, behind WWE headquarters, at the base of the Atlantic Station apartment tower.

The venue is part of RXR’s Atlantic Station mixed-use development, which includes 650 apartments and 82,000 square feet of retail. The real estate play is worth noting: RXR intentionally sought a golf simulator tenant to activate the property’s retail component. “Golf Lounge 18 has launched its 11th location within the luxury mixed-use project, further enhancing the property’s amenity and retail mix,” RXR announced.

Golf Lounge 18 is a full-service premium concept. Open play, lessons, kids’ camps, corporate and birthday parties, leagues. Trackman simulators. Full bar and restaurant. This is the Five Iron model — hospitality-driven, staff-intensive, high revenue per square foot, high operating cost.

The Stamford opening is a signal that the premium sim lounge model is still expanding in metro markets with density and disposable income. Fairfield County, Connecticut is one of the wealthiest counties in the United States. Stamford is a commuter city with a dense downtown residential population. The model works here. But Golf Lounge 18 is not a franchise. It is a privately held chain. The company has not disclosed its financials, so there is no way to verify whether the 11th location is profitable or whether the chain is burning capital to grow. The 7,700-square-foot buildout with 11 Trackman bays, a full kitchen, and bar is probably a $1.5 million to $2.5 million investment. At $80 per hour per bay with 30 percent utilization, the facility would gross roughly $230,000 per month in sim revenue alone. Add F&B and events, and the revenue math works at most metro densities.

Net Par Shallotte: Small Market Independent Opening in North Carolina

Net Par is opening in Shallotte, North Carolina by late July. The operator is not a franchise. It is an independent facility in a small coastal town between Wilmington and Myrtle Beach.

Shallotte has roughly 4,000 residents. The broader Brunswick County area has about 145,000 people, with a significant retiree population and seasonal tourism. The area has a high concentration of golfers — Myrtle Beach is 30 minutes south — and limited indoor golf options. The closest sim facilities are in Wilmington (30 minutes north) or Myrtle Beach (30 minutes south).

This is the kind of market that the Break-Even Analysis guide flagged as viable for a 2-bay facility targeting 10,000 available golfers within a 20-minute drive. Net Par is a single-bay or small multi-bay independent. The startup cost is low. The risk is low. The upside is limited by population density, but the downside is also limited by the low capital commitment.

The interesting question is whether Net Par will stay independent or eventually get acquired by a franchise system. Back Nine has been aggressive in North Carolina. Another Nine is based in Charlotte and has 75-plus territories sold. If Net Par proves the model in Shallotte, a franchise offer is likely.

Bristol Sim Golf: One-Bay Expands to Two

Bristol Sim Golf in Bristol, Rhode Island held a grand re-opening on July 10 to celebrate the addition of a second simulator bay. The facility originally opened in November 2025 as the only indoor golf facility in the Bristol area.

The operator added “AI Training” as a new feature alongside the second bay. This is a trend worth watching. Uneekor’s AI Trainer and Blue Tees’ GAME Intelligence are making AI coaching tools accessible to small operators. Bristol Sim Golf is using the second bay and AI training as a competitive differentiator against the larger facilities opening in Providence and Warwick.

Bristol Sim Golf is the definition of the micro-facility. One bay expanded to two. Owner-operated. Minimal overhead. The 2-bay model at $40 to $60 per hour with 30 percent utilization generates roughly $40,000 to $65,000 per year in sim revenue. With AI coaching as an upsell, the operator can push that higher. The facility is not going to make anyone rich, but it is also not going to fail.

Market Pattern Analysis

Trend 1: The Semi-Passive Model Is Winning at Every Level

Back Nine at 212 locations. Another Nine at 75-plus territories. Golf Envy launching in the UK with the same model. Tempo Golf in Mississauga running Golfjoy’s fully unattended system. The 24/7 unmanned model is the dominant growth vector in commercial indoor golf.

The reasons are structural. No labor means no labor headaches. No F&B means no food cost, no health inspections, no kitchen equipment, no liquor license battles. Membership revenue means predictable cash flow. Smaller footprints (2,000 to 4,000 square feet) mean lower rent and more location options.

The franchise brochure tells you the model is “semi-passive” and “lifestyle-friendly.” The reality is that the model works because it eliminates the hardest parts of running a physical business. That is not a marketing angle. It is a structural advantage.

Trend 2: The Premium Lounge Model Is Still Expanding, but Selectively

Golf Lounge 18’s 11th location in Stamford is a bet on dense metro markets with high disposable income. Five Iron’s Flatiron flagship (12 bays, 12,250 square feet, opened July 8) is the same bet. These are not suburban strip mall concepts. They are urban hospitality destinations.

The premium model requires $60,000 to $80,000 per month in labor, $1.5 million to $4 million in buildout, and a location in a market that can support $80 to $100 per hour sim rates. The model works in exactly the markets where it works. It does not translate to small towns.

Trend 3: Small Independents Still Have a Lane

Bristol Sim Golf and Net Par Shallotte prove that the micro-facility model is alive. One bay, two bays, owner-operated, adjacent to a population that has no other indoor golf option. The capital requirement is low. The risk is low. The ceiling is low, but the floor is also low.

The mistake is trying to be something you are not. A 2-bay owner-operated facility in a town of 4,000 cannot compete with a 12-bay premium lounge in a downtown metro. It should not try. The 2-bay facility serves a different customer — the golfer who wants to practice in January, not the group of friends looking for a night out.

Trend 4: Pennsylvania Is a Back Nine Stronghold

York Township. Lancaster. Hershey. Three Back Nine locations in Pennsylvania in seven months. The Back Nine model works in Pennsylvania because the state has a high density of golf participation, cold winters, and affordable strip mall real estate. Expect more Pennsylvania locations as the brand pushes toward 300 open.
