Sim Golf’s Commercial Boom: Topgolf Sim Leagues to 4 New Venues

The commercial sim golf ecosystem is expanding at every level simultaneously.

At the top, Topgolf is developing simulator leagues — confirmed in a July 2026 D Magazine interview — bringing the biggest name in off-course golf into the competitive sim space. At the grassroots level, four new venues opened their doors this month: a family-owned lounge in Santa Fe, Texas; a bar-and-bay concept in Leland, North Carolina; a German cuisine + golf hybrid in Valparaiso, Indiana; and a PGA-pro-founded training center in Rowland Heights, California.

These stories usually get told separately. The trade media covers Topgolf’s CEO moves. Local news covers venue ribbon-cuttings. But they’re the same story at different scales: the commercial sim golf market is expanding into formats, geographies, and price points that didn’t exist two years ago. And for anyone weighing a home sim purchase, the infrastructure being built right now changes the math.

Here’s what’s happening at every level — and what it means for you.

Level One: Topgolf Confirms Sim Leagues

In a July 2026 D Magazine interview, Topgolf CEO David McKillips confirmed what the sim sports world has been speculating about for months: Topgolf is developing its own simulator leagues.

The details are still sparse — no format, launch date, or venue count has been announced. But the direction is clear. Topgolf, with 80+ venues, 28,000+ screens, and a CEO who turned around Chuck E. Cheese by expanding its audience beyond birthday parties, is entering the competitive sim space.

This matters for three reasons:

1. Legitimacy. When the largest off-course golf operator in the world — 42 million annual guests, per company disclosures — invests in sim leagues, it validates the category the same way TGL validated sim-as-spectator-sport. The TGL effect was institutional: a league backed by Tiger Woods and the PGA Tour. The Topgolf effect would be populist: sim leagues designed for the casual, social, non-golfer audience that already fills its venues.

2. Gateway expansion. Topgolf’s own data shows off-course participants are 5x more likely to play traditional golf. Sim leagues would accelerate that funnel — and a portion of those new participants will eventually want sims at home. The broader the league infrastructure, the larger the home sim addressable market.

3. Competitive pressure. The sim league space is getting crowded. TGL Season 2 launches in January 2027. The WTGL (Women’s TGL) debuts winter 2026-27 with 14 LPGA stars. Full Swing’s Skill Strike lets you win money in a sim bay. GSPro already has a thriving online tournament ecosystem. Topgolf entering the space means more formats, more players, and more visibility for sim golf as a spectator and participant sport.

The third-space strategy we covered last week — the youth pricing, the entertainment pivot, the 10-million-golfer target — now has a competitive sim component. McKillips isn’t just widening the funnel. He’s building the next stage of it.

Level Two: 4 New Venues Open This Month

While Topgolf builds its league, the grassroots venue boom continues. Four new facilities opened in July 2026, each representing a different model of what an indoor golf venue can look like.

Birdies Golf Lounge — Santa Fe, TX (Houston Area)

Soft opened June 1 with a grand celebration July 16-17, Birdies Golf Lounge is a family-owned private-room concept on Highway 6 in Bay Area Houston. Tech: Trackman-powered 18-foot screens. Model: BYO food and drink, private bookings. Pricing: $40/hour off-peak with memberships from $90/month (24/7 access). Hours: 5 AM to 11 PM standard, 24/7 for members.

The family-owned, BYO, 24/7-access model is becoming a pattern — it’s the same approach driving Back Nine’s 200+ location expansion across the US.

Backspin Social — Leland, NC (Brunswick County)

Grand opening July 24-26, two days from now at press time. Backspin Social is a bar-and-lounge concept in a former Mankind Brewing space (~5,500 square feet). Three to four oversized bays (16x16 feet each). Second location for the operators, who are expanding their model.

The repurposed-brewery angle is worth watching. As the craft beer industry consolidates (and it is — we’re in year three of a shakeout), the 4,000-6,000-square-foot industrial spaces that breweries occupied are becoming available. Indoor golf is a natural replacement: same demographic, same seating-and-screens layout, same evening/weekend traffic patterns.

Alpen Haus & The Golf Lodge — Valparaiso, IN

Opening summer 2026 (exact date TBA), Alpen Haus brings an unusual concept: authentic German cuisine paired with indoor golf simulators and a cocktail bar. This is the second location for the Alpen Haus brand — the original in Lake Tahoe (~2.5 years old) proved the concept.

Co-owned by Emmons and Hess, the Valparaiso location targets the growing midwestern off-course golf market. Northwest Indiana and Chicagoland are underserved for dedicated sim venues relative to population, and the Alpine-food + sim combination is a differentiation play that no other venue in the region matches.

The Swing Bays — Rowland Heights, CA (Greater Los Angeles)

Grand opening July 18. Founders Dustin Miller, a PGA professional, launches this venue as the first of five planned Southern California locations. Six simulator bays (one private), plus a putting green, fitness/training area, club repair shop, and retail.

The PGA-pro-as-operator model is one of the strongest in the industry — it combines coaching credibility with sim technology. And the five-location plan signals something important: the market is mature enough that operators are building chains rather than single venues. The Swing Bays wants to be the Southern California version of what Five Iron Golf built in the Northeast.

What This Means for Home Sim Buyers

The commercial expansion at every level — from Topgolf’s leagues to independent venues — creates both opportunity and complication for home sim buyers.

More exposure means more demand. Every person who plays a Topgolf sim league, drinks a beer at Backspin Social’s grand opening, or takes a lesson at The Swing Bays is a potential future home sim buyer. The awareness funnel is widening. This is unambiguously good for the industry’s long-term health.

More venues make the “rent vs. buy” calculation harder. The 3,849 venues mapped by GolfSim.co’s State of Indoor Golf census are a network of testing grounds. At $40-60/hour, a local venue is cheaper than a home sim payment — and you don’t have to maintain it. The more good venues open near you, the more you need to be intentional about why you’re building a home setup versus just joining one.

But the best home sim customers are venue regulars. The data from operator surveys consistently shows that people who use commercial sims are the most likely to eventually build home sims. Venues don’t compete with home sims — they’re the top of the same funnel. If you’re reading this and already a regular at a local bay, you’re the exact demographic the industry projects will buy a home sim in the next 12-24 months.

The Bigger Picture

The commercial sim ecosystem is building infrastructure at two speeds. Topgolf is building at corporate speed — leagues, pricing strategies, national expansion. The four venues above are building at local speed — family-owned concepts, second locations, PGA-pro passion projects.

Both speeds matter. The corporate level creates awareness, legitimacy, and audience. The local level creates access, variety, and community.

For home sim buyers, the timing has never been better to evaluate both options: rent or buy. The venues you can try today are better and more plentiful than they were last year. And the sim technology you can install at home is smarter, cheaper, and more connected than ever.

Three thousand eight hundred and forty-nine venues and counting. Sim leagues from the biggest name in golf entertainment. Four new venues — and counting — this month alone.

The infrastructure is being built. The question is whether you want to be a tenant or an owner.
